Drive fifteen minutes in the Sutherland Shire and the whole brief can change. A fibro cottage on a steep bush block in Engadine has almost nothing in common with a brick veneer family home in Menai, and neither has much in common with a waterfront property in Sylvania Waters.
If you’re thinking about extending, it helps to understand which version of the Shire you’re actually building in. We work across the Shire regularly out of our Caringbah showroom, so this is territory we know well. Here’s what tends to matter most once a project moves from idea to reality.

THE SHIRE ISN'T ONE MARKET, IT'S SEVERAL
Housing stock here spans decades. Post war fibro cottages sit through Jannali, Gymea and Loftus. Brick veneer homes from the 70s and 80s dominate Menai, Alfords Point and Barden Ridge. Waterfront and near water properties cluster around Sylvania Waters, Burraneer and Lilli Pilli.
Each one comes with a different starting point for an extension. Then there’s the land itself. Sloping blocks through Engadine, Heathcote and Woronora Heights usually mean retaining walls and split level thinking baked into the design. Flatter coastal blocks around Cronulla and Miranda tend to be more straightforward to build on but often have tighter boundaries or heritage considerations to work around.
None of this should put you off. It just means the first real step on any Shire project is understanding your site properly, before anyone starts sketching room layouts.
BUSHFIRE ZONES ARE PART OF THE PLAN, NOT A PROBLEM
A good chunk of the Shire sits on bushfire prone land, particularly suburbs backing onto the Royal National Park like Heathcote, Waterfall, Engadine, Barden Ridge and Woronora Heights.
Extending on this land means meeting Planning for Bush Fire Protection requirements: things like ember resistant materials, non combustible sarking, and sometimes a formal Bushfire Attack Level assessment before a DA can even go in.
It’s an extra step, but it only becomes a headache if nobody planned for it. We build BAL requirements into the process from the first conversation for anyone in these suburbs, so it never becomes a surprise halfway through.
DA OR CDC? IT DEPENDS ON WHERE YOU SIT
Most Shire extensions go through either a Development Application with council or a Complying Development Certificate through a private certifier. Which one applies comes down to zoning, scope, and whether your block sits in a bushfire, flood or foreshore area.
Anything near Port Hacking or in a foreshore protection zone will almost always need a DA. This is where a lot of the stress in renovating actually lives, in the paperwork nobody warned you about. We manage the whole approval process on our clients’ behalf, from picking the right certifier through to submission, so it keeps moving without landing back on your desk.

WHAT ACTUALLY DRIVES COST OUT HERE
Extension costs come down to scope, materials and site conditions, not the suburb on the address. What does shift the number in the Shire specifically are things like extra subfloor and retaining work on sloping blocks in Engadine or Woronora Heights, asbestos management before trades can start on older fibro homes in Jannali or Gymea, and engineer certified design for waterfront builds in Sylvania Waters or Burraneer.

THE EXTENSIONS WE BUILD MOST OFTEN
Ground floor extensions dominate in the bigger block suburbs, Engadine, Heathcote, Woronora and Yowie Bay, where there’s real room to add a bedroom wing, push the kitchen and living zone out, or extend across the full rear of the home. In the tighter brick veneer suburbs like Menai and Alfords Point, extensions usually go hand in hand with opening up a closed off 1970s kitchen into one connected living space.

EXTEND, RENOVATE OR START AGAIN?
For most fibro and brick veneer homes across the Shire, extending is the more sensible path than knocking down and starting fresh. But if the structural frame is compromised, asbestos runs through the walls and subfloor, or the existing footprint just can’t stretch to fit what a family actually needs, a rebuild is worth putting on the table.

PICKING THE RIGHT BUILDER FOR A SHIRE PROJECT
Local experience counts for more here than almost anywhere else in Sydney. A builder used to flat block new builds might not have the depth for a sloping site in Barden Ridge or an asbestos affected fibro cottage in Gymea. Ask specifically about projects in conditions similar to yours before signing anything.
